Too often unfavourable stories are heard about NRAS investors trying to sort their own finance. To assist in avoiding becoming one of these ‘stories’, investors need to be aware of the more common misconceptions regarding NRAS finance. Some of these are:
 

It is not necessary to declare to the Lender that the property is a NRAS Property.
Care needs to be taken when following this course of action as it opens the purchaser up to possible fraud charges. Always ensure that the purchase contract states that the property being purchased is a NRAS property. It is a legal obligation to make the Lender aware of the intent to purchase a NRAS property at no later than the loan application stage.


All finance brokers are familiar with NRAS and are able to assist with sourcing lending options.
Most finance brokers are either unaware or inexperienced in sourcing NRAS lending options. Accomplished finance brokers specialising in NRAS need to understand the unique details and characteristics of the National Rental Affordability Scheme. They are also required to have a thorough awareness of the full lender market in order to be effective in their service.

All Lenders will lend on a NRAS Property.
Most lenders currently do NOT have lending policies for NRAS Properties, and the few that do, have very specific policies that require a considered application approach.
